What exactly is a wholesale property deal?
A wholesale deal is a property sold below its Registered Valuation — typically 3–15% below RV — because the seller needs speed and confidentiality more than they need top dollar. These deals never reach Trade Me or auctions. We negotiate them directly with motivated sellers and pass the discount to pre-qualified buyers who can act fast.
Do I really need pre-approval to see deals?
Yes. Absolutely no exceptions. Our sellers are distressed and time-sensitive. They cannot afford buyers who "might" get finance. Pre-approval proves you can close in 2–4 weeks — which is the only reason sellers accept a discount. If you are not pre-approved yet, get it first, then come back and register.
How fast do wholesale deals actually close?
Most close within 2–4 weeks from brief to settlement. Compare that to a traditional sale: 30–60 days on market, 30-day conditional period, then another 30 days to settle. Wholesale cuts that timeline in half because both parties are motivated, pre-qualified, and ready to move.
Does it cost anything to register as a buyer?
Zero. Buyer registration is free. We are paid by the seller at settlement — similar to a traditional real estate transaction, except we skip the $30,000 marketing campaign and pass those savings directly to you as equity.
Can I sell a tenanted property wholesale?

Can I on-sell the property?

Do I still get the warranty?
Yes, you still get the same warranty as a retail buyer for most developers who continue operating their businesses. Although we cannot guarantee every case, your legal rights are identical. The builders must provide you with the same guarantee they would give any other purchaser.
Why would they want to sell at a loss?
Many developers have deadlines to meet, or they have sold the property before and their purchaser could not settle. They may have already confiscated the deposit, which allows them to sell at a lower price and still recover their position. Others face rising holding costs or finance expiries that make a quick exit more valuable than waiting for full retail price.
Is this legal?
Yes, this is perfectly legal. Our team has been selling to institutional purchasers for years. Wholesale property transactions follow the same legal framework as any other real estate sale in New Zealand — the only difference is the price and the confidentiality.
Do I need a lawyer?
Yes, we highly recommend that you obtain advice from your own lawyer before signing any agreement. A property lawyer will review the contract, check title issues, and ensure your interests are protected — just as they would with any property purchase.
Can I buy one with a tenant already in place?
Yes, in fact many of the properties are already rented. You can review the full rental history and payment records, so from the day you settle you start receiving rental income. This is ideal for investors who want immediate cashflow without the hassle of finding tenants.
Does wholesale mean I have to build?
Not always, but wholesale properties can also mean buying land or sections and then engaging builders to construct. It is like McDonald's buying raw materials at wholesale, assembling them, and selling the finished product at a premium. That is the value-add strategy many of our investors use — buy below market, build or improve, then sell or hold at full value.
What is the difference between retail and wholesale buying?
Mainly the price difference. It is difficult for individual buyers to access wholesale deals because they are only buying one or two properties. But when we group several retail buyers together, we can negotiate in bulk and purchase at wholesale prices. You get the same asset for significantly less — and the equity gap is yours from day one.

Do I need a registered valuation for all the units?
No, you only need the registered valuation for the typical unit. If you have, say, 9 units of 3 bedrooms and 8 units of 2 bedrooms, just do one valuation for the typical 3-bedroom unit and one for the typical 2-bedroom unit. You do not need to value every individual unit.
Which registered valuer do I need to engage?
It depends on your bank and the purchaser's bank, but the majority of deals and transactions accept these valuers:

Opteon — One of the largest property valuation firms in New Zealand. They have a massive footprint across the country and are heavily integrated into all major bank panels for residential, lifestyle, and commercial properties.

Quotable Value (QV) — A state-owned enterprise and arguably the most recognized name in New Zealand property data. They provide highly trusted commercial and residential market valuations.

Prendos — Highly regarded across Auckland and the Waikato. They are trusted by major lenders for standard residential valuations, as well as complex scenarios like leaky homes, subdivisions, and unique architectural builds.

Seagar & Partners (Seagars) — One of the largest independent property valuation practices in the country. Their registered valuers cover everything from residential homes to large-scale industrial and rural assets.
How recent does the registered valuation need to be?
The registered valuation needs to be recent — ideally within the last three months. Banks and purchasers need current market data to justify lending and pricing, and an older valuation may not reflect today's market conditions.
